Resident Welfare Association (RWA) – Registered under the Societies Registration Act, 1860
A Resident Welfare Association (RWA) is a non-governmental organisation formed to represent and serve the collective interests of people living within a residential community. An RWA typically works towards addressing community-related matters, managing common facilities and infrastructure, organising community initiatives, and safeguarding the interests of its members.
SCPOWA (Skandagiri County Plots Owners’ Welfare Association) has been registered under the Societies Registration Act, 1860 to represent the collective interests of the owners and residents of Skandagiri County and to support the effective management and development of the community.
As part of establishing and maintaining the Association's membership records, all owners and co-owners of plots at Skandagiri County, as recorded in the registered Sale Deed, are requested to register their details on this website as members of the Association.
This registration will help SCPOWA maintain accurate ownership and membership records and facilitate effective communication and participation in Association matters.
Karnataka Apartment (Ownership and Management) Bill, 2026
The Karnataka Apartment Ownership Act, 1972 (KAOA) provides a legal framework for apartment ownership, common areas, and the administration of apartment owners' associations in Karnataka.
SCPOWA is currently registered under the Societies Registration Act, 1860 and is not registered under the KAOA, 1972.
The Government of Karnataka has recently introduced the Karnataka Apartment (Ownership and Management) Bill, 2026, which seeks to replace the existing 1972 apartment ownership laws and establish a unified framework for apartment ownership, common areas, facilities, and community management. The Bill was passed by the Karnataka Legislative Assembly on 21 August 2026 and is subject to the remaining legislative process before it comes into force.
SCPOWA will review the provisions of the new legislation to determine whether it is applicable and beneficial to Skandagiri County. If the Association determines that the new framework is applicable to our community, SCPOWA will evaluate and, where appropriate, take the necessary steps to register or transition under the new law.
